FCM has worked extensively with developers in every phase of the project. Initially we can assist with land assessment, identify potential issues and address any environmental concerns, review Purchase Sale Agreements in regards to development items and issues, assist with the compilation of Covenants and Reciprocal Easement Agreements, provide preliminary site layouts, perform due diligence and preliminary budgeting and scheduling.
FCM has extensive experience in working with local, state and federal agencies. Through early communication and meetings with these agencies issues can be identified such as fees, application requirements, approval processes and permitting requirements. This will help to avoid any surprises and start the project off on the right path to a successful development before any substantial funds are spent.
Once a site is secured, FCM can manage all aspects of rezoning, stream and wetland mitigation, site and building design, coordination with and presentations to government agencies, establishing communication and building relationships with neighborhood organizations, and permitting.
Finally, FCM can oversee the execution of the project including estimating, scheduling, bidding, contract administration, change management, inspections and construction monitoring, assistance with work letters and tenant leases, tenant build out and compilation of all close out documents.
