FCM has completed numerous retail projects varying in size from small tenant build outs to large supercenter developments. FCM understands the retail environment and applies this experience to the cost effective and timely execution of retail projects. We work closely with our client to make sure all needs are met and that constant and regular communication is maintained throughout all phases of the project including coordination with tenants if applicable.

FCM has worked with a variety of retailers from lease negotiation including developing scope of work documents, developing program management processes to oversee multiple store roll outs, working closely with designers to develop a plan that will help bring the clients vision to reality and overseeing construction and turnover while managing project costs and timeline.

The Market at Town Creek

Lenoir City, TN. 53 acre, 235,000 SF, 9 outparcel development valued at over $50 million for site work and shell construction. Evaluated numerous site designs and estimated a variety of scenarios to develop the most feasible site configuration and retail mix for maximum profitability. Responsible for representing Owner during municipal hearings. Coordinated design with city and county officials to ensure the end result would be well received by the community. Worked with TDOT on the expansion of a major state road. Coordinated the relocation of major power transmission lines with the TVA. Coordinated the installation of a pump station with the city. Oversaw bidding and award of the site grading package including contract negotiation. Oversaw Project Management during the construction and turnover of Tenant space.

Sanders Square

Cumming, GA. Thirty acre, $4 million site development. Oversaw the rezoning of the property which involved extensive meetings with neighbors and county commissioners to negotiate the final language of the zoning conditions. Through extensive negotiations was able to obtain the uses needed without incurring any major restrictions. Obtained the necessary permits and stream mitigation credits to pipe and fill an existing stream which added approximately 1.5 more useable acres to the development.

The Silos at North Farm / Walgreens

Alpharetta, GA. Twelve acre, $6 million development. Oversaw Project Management in the $3.5 million dollar redevelopment of an existing 80,000 SF shopping center including complete façade replacement, new parking lot configuration and paving, new landscaping and improvements to the main frontage road as required by GDOT. Also developed a new ground up Walgreens in a reduced construction schedule of five months for opening prior to the holidays.

Dawson 400

Dawsonville, GA. 6,000 SF speculative retail outparcel. Ground up development of a $600,000 retail structure. Oversaw the budgeting, scheduling, design and construction of a steel frame, brick, block and stucco veneer structure. Site work included substantial coordination with Dawson County on the installation of a new pump station without any interruption to the existing system.

Moreland Station

Atlanta, GA. Seven acre, $14 million development. Evaluated numerous site designs and estimated a variety of scenarios to develop the most feasible site configuration and retail mix for maximum profitability. Assisted in compiling covenants for the site including architectural guidelines. Oversaw site and architectural design for spec retail buildings and coordinated outparcel development with Aldi, CVS, O’Reilly Auto Parts and Sonic.

American Backyard

Fayetteville, GA, Jacksonville, FL. Two, three acre, $3 million developments. Oversaw the design build of two 22,000 SF steel frame, brick and stone veneer stores for Georgia Backyard including interior build out. Responsible for estimating and pro forma completion, lease negotiation, oversight of design and construction.

Medlock Bridge Shopping Center Façade Renovation

Johns Creek, GA. $550,000 façade replacement for a 50,000 SF retail center. Provided Project Management services for the Owner ensuring minimal impact to existing businesses that remained open during construction.
